Will there be one or the other? Ideally, there would be both guild and character housing available, but probably not in Warhammer Online, since this game is not really about settling down. If there is player housing, will other players be able to cut them down or burn them, or otherwise destroy them? That would be awesome!

I doubt it, at least on player level. It would get too cluttered, and the Realm vs. Realm concept would be hard to maintain with existent fixed housing. But guild houses, sure, I can see that happening. Not too sure about them being destroyable, I don't think people would like that.
