$44 million is record for Manhattan co-op
NEW YORK The media billionaire Rupert Murdoch has agreed to buy the late Laurance Rockefeller's Fifth Avenue penthouse, whose $44 million price tag is the highest ever for a residence in Manhattan.
Murdoch, the chairman of News Corp., will pay the asking price for the triplex apartment in a lavish co-op at 834 Fifth Avenue, according to a person informed of the deal who asked not to be named because the contract had not yet been signed.
Another person close to the transaction said the offer was accepted Monday by representatives of the estate of Rockefeller, one of John D. Rockefeller Jr.'s five sons, who died in July at 94.
The co-op's rules require a buyer to pay all cash for an apartment in the building, which is at 64th Street. Just west, across Fifth Avenue, is the entrance to the Central Park Zoo.
Once the contract is signed, Murdoch, 73, must go before the co-op's board for approval. It is not likely to take action on the sale before next month. Howard Rubenstein, a spokesman for Murdoch, declined to comment when asked about the sale.
If the deal is completed, the sale price would surpass the record $42.25 million that the financier David Martinez paid last year to create a single apartment from two condominium units in the south building of the Time Warner Center on Columbus Circle, at the southwest corner of Central Park.
The record previous to that was set in 2000 for a triplex penthouse co-op at 740 Park Avenue, on the Upper East Side, once owned by Laurance Rockefeller's father. That sale price has been widely reported as about $36 million.
Murdoch is buying one of the city's most opulent apartments on one of the most elegant stretches of Fifth Avenue. The apartment is on the 14th through 16th floors of a building designed by the architect Rosario Candela, completed in 1931. It has 20 rooms making up about 8,000 square feet, or 743 square meters, and about 4,000 square feet of terraces spread over the three floors. The monthly maintenance is $21,469.07.
"It is in my opinion one of the five best apartments in New York," said Edward Lee Cave, a real estate broker who was in the apartment several years ago. "It is everybody's wish list complete, because the first thing people say is, 'I want a terrace,' then they say they want Fifth Avenue, then they say they want high ceilings. It is a triplex, with great entertaining space and great bedroom space."
Kirk Henckels, the director of Stribling Private Brokerage, a high-end real estate agency, said apartments of this size on Fifth Avenue rarely come on the market. The building was bought by Rockefeller in 1946, and when he turned it into a co-op in 1952, he chose the best apartment for himself, Henckels said.
"It's definitely the best of the best," he said. "It's an extremely significant number," he said of the price, "though nothing like this has been on the market in years." He added that Murdoch was not likely to have trouble getting co-op board approval.
Online city documents do not show a deed for the building dating from Rockefeller's purchase, so it was not immediately clear what he paid for the building in 1946. However, records do include mention of the mortgage he got to finance the purchase: $1.55 million.
Murdoch and his wife, Wendi Deng, and their two young daughters now live in a penthouse in a co-op in the Soho neighborhood of Manhattan that they bought in 2000, city records show.
Last March, Murdoch was ranked No. 43 on Forbes magazine's list of the world's richest people, with an estimated net worth of $7.8 billion. His company owns or controls the Fox Entertainment Group, HarperCollins, newspapers including The Times of London and The New York Post, and other properties. |

It's amazing what New York Property in the city is worth. I'd be afraid to take that property if it was given to me, just because the upkeep is horrendous.

It does sound pretty cool, but I'm tempted to say that if I could spend 44 million on a house, I'd buy it somewhere nicer than NYC
